PROPERTY PURCHASES 

Talat Kursat & Co. is well equipped and able to help Cypriot and non-Cypriot clients, especially those wishing to retire and live in North Cyprus or those who wish to invest in immovable property, to make their purchases safely and without any worries as to legal formalities. 

Should our clients so wish we can advice them as to prices,building requirements, immigration and other legal aspects from the very beginning of their venture and once agreement reached, can prepare formal Contracts for their signing. In many cases our clients may wish to visit our country, chose the property themselves, bargain the price but would prefer to go back to their countries and make their final decision there. In such cases we may act for them by signing the required contracts in their absence and undertake all the conveyancing formalities while they  stay in their countries winding their affairs there, if that is the case.

TRUST  AGREEMENTS 

This service is especially designed to suit the needs of non-Cypriots wishing to purchase property in North Cyprus. 

The Laws of North Cyprus allows non-Cypriots to buy for the use of their family one house standing on land in the extend of approximately one donum (14,400 sq.feet), or land in the extend of the same size, either for investment purpose or for the purpose of building upon. 

The laws provide that any such non-Cypriot should first obtain the TRNC's Council of Ministers approval before such property can be registered officially into his name. Such ministerial approval normally takes six to twelve months and in many cases the Seller may insist to receive the sale price without having to wait the ministerial approval. 

In such cases the Purchaser having to pay the full value of the purchase price will not accept to keep the title of the property remain in the name of the Seller. In these instances our legal office accepts to enter into a legally binding Trust Agreement with the Purchaser/Client and thus accept title deeds to be transferred from Seller's name into our name and hold the same in trust for the Purchaser.

WILLS 

Clients  purchasing property in Cyprus, whether they register the property into their names or keep the property in Trust as above, may wish to make a will and make sure that the property is gifted to their beloved ones. Our Office will be happy to draft such Wills on their behalf and deposit the same with the relevant Authorities. Furthermore Talat Kursat & Co will gladly accept to be the Executors of such a Will.

It may be interesting to note that  matters of drafting and execution of Wills as well as Administration of Estate matters are similar to English Laws and procedure.
